HOA vs Yacht Club
For those of you who are new to Rough Hollow, there is a difference between your HOA Assessments and your Yacht Club membership fees. Your HOA Assessments are billed semi-annual (unless you are in a condo regime) from FirstService Residential. Your Yacht Club membership fees are billed monthly and are billed directly from the Yacht Club. (with the exception of the Vineyard, The Pointe, and the District residents – your condo pays them directly for you)
ACC Application Process:
Reminder! The standard review period for ACC applications is 30-days, the Board of Directors will review and respond to the application. The application can be found in your resident portal if you cannot find the application, please reach out to our team.
When submitting your request, please include the completed application along with photos and a survey or rendering indicating the placement of all proposed modifications. If you have any questions, please reach out to RoughHollow.ACC@fsresidential.com.
For exterior improvements—such as privacy screening, decks, or structural additions—please use the ACC application process, which you can access HERE.
Additionally, any unapproved modifications, improvements, or additions will result in an "ACC Modification Without Approval" Violation. This violation carries a $200 fine, which will be deducted from your ACC compliance deposit.
HOA Dues Reminder
Please make sure your HOA dues—whether monthly or semiāannual—are paid and up to date. If you’re unsure of your current balance or need help reviewing your account, please email us or log into your Clickpay here see if you have an outstanding balance.
Splashpad Information
Please note during inclement weather, the splashpad may be turned off for the day. Parents, please make sure you’re cleaning up after yourselves and your little ones. For sanitary reasons, all kiddos must wear swim diapers while playing or swimming in the splash pad.
Community Landscaping Schedule
Routine landscaping continues across all Rough Hollow neighborhoods and common areas, including:Mowing & edging
Tree and shrub maintenance
Irrigation system checks
Seasonal plant refreshes
Landscaping is managed by the HOA and performed on a weekly rotating schedule by community section. Residents may notice crews working on different days depending on location and weather conditions.
If you have irrigation concerns or notice an area needing attention, please contact the HOA office directly.
MUD & Infrastructure Construction Update Rough Hollow MUDs (Municipal Utility Districts)
The City of Lakeway continues to evaluate long-term infrastructure planning related to the Rough Hollow MUDs. Recent updates include:The City delayed a formal annexation study to gather additional utility and engineering data.
Focus areas include water and wastewater system conditions, long-term maintenance, and existing MUD debt.
No immediate changes to services or billing for residents currently.
City staff are coordinating with Lakeway MUD and regional utility partners before taking next steps. [citizenportal.ai], [lakewaymud.org] Out of an abundance of caution, irrigation services will be temporarily shut off on Highlands Boulevard and Rough Hollow Drive due to ongoing work in the area.
